If you are a lender and you have a client who needs down payment assistance.  We encourage you to use our program and help a low income family reach their dream of owning a home. At NHS we want to accomplish our mission of creating new home owners and we are open to partnering with other organizations that also have a similar goal. We want to simplify our process for you and your client. Therefore, the best and simple ways of having your client proceed though our program are through the following five easy steps:

  1. Have your client fill out  an intake form
  2. Send the intake form with a copy of the entire lending file to us including the VOE, 1003, 1008, and etc.
  3. Encourage the client to register and attend Home Buyer Class
  4. Call our lending specialist to keep you informed on the status of your client’s file
    **The $18.00 fee will be waived if you provide a credit report with your clients file

Lending Products:

NHS currently offers two lending products

Mortgage Product 1
Indicates that NHS must build the home within the subdivisions and areas NHS owns land.  The areas where NHS owns land is listed in our properties page in this site.  Under this product, NHS will provide financing to clients with total household income must be 80% or below in order to be eligible for our subsidies and grants if available.

Mortgage Product 2
Allows a client to purchase an existing home or a new home built by a builder other than NHS.   However, homes must be located within Bexar county limits.  Under this product, NHS will provide a 2nd lien and homeowners will have two mortgage payments that equal the sales price of the home. Down payment asistance is availble for clients with household incomes below or above 80% MFI.
