If you are thinking about buying your first home, but you're not sure where to start, Neighborhood Housing Services of San Antonio (NHSSA) can definitely help. While there are several steps involved in buying a home, NHSSA provides classes and personalized financial counseling to help make the process more clear and less stressful.  

First Time Homebuyer Classes - Monthly

We understand that buying a home is one of the most important purchases you will probably ever make. Taking the time to learn about the homebuying process and understand homeownership costs and benefits can save you time and money. NHSSA offers a First-Time Homebuyer Class each month to help new homebuyers succeed in their homeownership journey. 

Through this HUD-approved class, you will learn the following:

  • The benefits and responsibilities of homeownership

  • The various steps involved in your homeownership journey

  • The various roles & responsibilities of each of the professionals involved in the home purchase process

  • How to determine how much you can afford, so you can start shopping within your price range

  • Credit management and budgeting

  • How to obtain mortgage loan from a reputable lender

  • The process for shopping for a home

  • How to Maintain your home and avoid delinquency or foreclosure


The First -Time Homebuyer Class is a live 8-hour class, taken in two 4-hour evening sessions offered once a month from 5pm to 9pm. Participants must attend both sessions in order to receive their certificate of completion. While not required, we also highly encourage you to meet with a housing counselor to discuss your individual homeownership plan in a personalized one-on-one housing counseling session.

    • Session 2: Wednesday, February 23, 2022 5-9 pm


  • Location: Online. This is a virtual monthly class with live instructors and presenters hosted over Zoom. Participants will receive a Zoom link the day before each class session.

  • Class Fee: The class costs $20 per household. You may pay for the class via PayPal by clicking the Buy Now button below or drop off a money order at our Homeownership Center (851 Steves Ave).

Self-Paced Homebuyer Education Classes 

As an alternative to our scheduled monthly classes, NHSSA also offers self-paced First-Time Homebuyer Education Classes in English and Spanish through our online classroom. It can be a good option for buyers who need more flexibility in completing a HUD-approved homebuyer education class on their own schedule. 


  • Date and Location: Self-paced and online.

  • Class Fee: The class cost is $99 per household. 

  • How to Enroll: Register at the NHSSA e-Home America site and pay the class fee.


After completing the course, we still highly encourage you to meet with a housing counselor to discuss your homeownership plan in a personalized one-on-one housing counseling session. 

Homebuyer Counseling 

Our housing counselors can provide you with custom - tailored guidance as you prepare for homeownership. A one-on-one session with a housing counselor involves discussing your housing goals, assessing your financial situation, determining how much home you can afford, and helping select the right mortgage options for you. You can expect the counselor to help review your credit report, analyze your debts in proportion to your household income, review your savings goals, assist in creating a budget, provide resources and referrals, and develop an action plan which will help you to become ready to qualify for a home loan. 


Housing counseling appointments are scheduled Tuesdays, Wednesdays, and Thursdays between 9:30 am and 6 pm. Counseling sessions are typically 60 - 90 minutes long (depending on your needs) and can be conducted over video call, by phone or in person at our Homeownership Center at 847 Steves Ave.

You will be asked to complete a counseling intake packet. Although all counseling sessions are free of charge, NHSSA charges a $30 fee to obtain your tri-merge credit report for the housing counseling session. A tri-merge credit report is comprehensive and collects data from the three major credit bureaus.  Once you call our offices and decide to set an appointment, an NHSSA counselor will provide you with the counseling intake packet and options to pay for your credit report.
