Neighborhood Housing Services San Antonio Celebrates Affordable Homeownership

While the sale of the home at 837 Potomac on San Antonio’s near Eastside might not sound like a major event, it does highlight an important aspect of the city’s housing market—the lack of affordable housing inventory available to many families.
“We wanted to celebrate the passing of the keys to the Potomac property because it represents the very heart of what Neighborhood Housing Services does for our community,” said NHSSA Executive Director Chris Sanchez. “Every month we read about the median price of homes going up and the inventory of affordable homes being in short supply. Our organization is working hard each day to turn that narrative around. We are buying homes in need of repair, renovating them and putting them back on the market for families that fall within 120 percent of the area’s median income. Plus, we’re building new homes in that affordable price point as well. So, we were very happy to be able to help the original owner, a former NHSSA client, sell her home to a new NHSSA client.”
New owner, Alyssa Esparza commented she is very pleased to be able to acquire the home because it is close to her family members and her job. Esparza works in the Senior Services Division of the City of San Antonio’s Human Services Department, which is located downtown. She had been living on the far Northside of San Antonio and endured at least an hour commute each day.
“During my search for a home, I knew that I wasn’t going to settle for a “cookie-cutter” home,” Esparza said. “I wanted something unique and that’s what I found in this beautifully renovated home. The backyard is spacious with a nice tree, which is something I’ve always been looking for in a home. NHS did a very nice job completely remodeling the inside of the home and they made it available at the right price, so I couldn’t be more happy.”
Some of the nearby homes in this neighborhood are selling at upwards of $200,000 which is unaffordable to many. Sanchez, was hired to lead NHSSA about a year ago and he is working hard along with his staff to preserve affordable housing options, especially in low moderate income areas. Sanchez stated, “We are not going to build our way out of the affordable housing shortages; we need to take existing homes that are in need of repair, fix them and then sell at an affordable price. New home construction is not the singular solution.”
“We really are focused on a balanced approach to neighborhood development, meaning we understand the issue of gentrification; new investment is needed in older neighborhoods, but not at the expense of the local families that are continuously getting priced out of their own neighborhoods,” he explained. “However, we think that having nice homes for various income levels in the same vicinity can serve a community well.”
Over its 30-year history in San Antonio, Neighborhood Housing Services of San Antonio has developed and constructed more than 325 new homes, rehabbed 200 existing homes, and closed more than 1,400 loans, totaling more than $30 million. Additionally, the nonprofit prepares clients to be financially sound and solid homeowners by annually serving 300+ clients with financial counseling services through its Home Ownership Center.
“We are a relatively small organization, but we have big dreams for our community,” Sanchez noted. “And we really couldn’t accomplish a lot of what we’re doing without very supportive community partners. By pooling many resources, we can help families overcome the various obstacles and help them become successful homeowners. Our mission is simple, “Building successful families and communities through housing opportunities”. Today’s celebration is the perfect example of what we are all about.”

First Time Homebuyer's Classes to Restart August 18, 19
Neighborhood Housing Services will be increasing the number of seats available for its "virtual" First Time Homeowners Classes to 20 this month. The next classes, which are still being taught online due to the COVID-19 issues, will be held Tuesday, August 18 and Wednesday, August 19. Classes will run from 6 p.m. to 10 p.m. each evening. To earn your certificate you must attend both nights.

NHS of San Antonio Lending Program
We regret to inform you that until further notice, NHS of San Antonio has suspended our Lending Program (Down Payment & Closing Cost Assistance Loans). We continue to monitor the impact of COVID 19 on the local economy and we plan to reopen our lending efforts in the near future. City of San Antonio Rent and Mortgage Emergency Assistance
The City of San Antonio is offering financial assistance and referrals to our impacted community for housing needs. To this end, they have re-assigned some staff from current duties to take on different duties to assist with housing assistance application processing and the increased volume of calls for housing assistance programs over the last few weeks. NHSSA Addresses COVID-19 Issues
Neighborhood Housing Services of San Antonio – NHSSA remains committed to our community as we all join together to confront this serious health related pandemic that is impacting each of our daily lives. We are continuing to monitor the situation and we have already taken swift and bold actions to safeguard our staff, our volunteers and our clients.
The following are actions that we have already taken or will be taking soon:
We closed our offices – under the advice of our national and local leaders
We implemented a work from home policy – we remain open for business – observing regular business hours, but we must adapt to do our part to contain the spread of COVID – 19. Each staff member has a company issued laptop and we are monitoring email and telephone messages daily. We are able to retrieve voicemail from home, so please continue to leave messages and we will reply as promptly, as possible.
We will provide assistance to our existing Loan Clients, on a case by case basis. However, we will require proof that your income has been impacted by the COVID – 19 Pandemic (ie…termination or furlough letter from your employer, confirmation that you have applied for unemployment, etc…)
If you anticipate that you will have trouble meeting your monthly NHS Loan Obligation, please give us a call and we will help you navigate the options we currently have available.
Several resources are becoming available at the State, National, and Local level. NHS of SA is committed to securing emergency relief funds so that we can help our community to the best of our abilities.
We have not secured any direct awards at this time, but we will continue to post updates on our website, along with details on how to access financial assistance – should it become available.

NHSSA Home-Buying Counseling Creates Path Forward
This is one of NHSSA's recently renovated homes located on Woodlawn Avenue.
Every applicant to the NHSSA loan program is given the opportunity to take advantage of our home buyer counseling. During a typical home buyer counseling session, the housing counselor will do the following:
A personalized Credit and Budget Analysis – The counselor assesses your financial profile - including your employment history, credit history and assets - to determine which steps you need to take to be ready to begin the home buying process.
A personalized Affordability Analysis – Considering your stable income, your assets and your financial obligations, your counselor will determine how much home you can afford so you can begin shopping for your home.
A personalized Action Plan – This will serve as your step by step guide to successful home ownership. Your NHS counselor will work with you every step of the way to get you ready to purchase a home.
Once you work through your personalized plan, NHSSA can refer potential homebuyers to many of the organizations lending partners. NHSSA can also help with a down payment assistance loan which will reduce the amount of cash that would typically be required for a home purchase.
